Exclusions & Special Conditions
  1. Coffer Slabs shall be charged over & above the normal Covered Area Rates
  2. Aesthetic/ Decorative Lights are not included in the Covered Area Rates
  3. Decorative Fireplaces, Pergolas & Landscaping are not included in the Covered Area Rates
  4. GST as applicable from time to time shall be charged over & above the Covered Area Rates
  5. Boundary Walls are not included in the Covered Area Rates
  6. Any other item of work not exclusively mentioned in the Contract are not included in the Covered Area Rates 
  7. Availability of Authorized Regular Water & Electric Power Supply shall be the responsibility of the Client
  8. The Price Range mentioned for various input components are just for the sake of limiting the variation on the upper side of the limit and in case the Client chooses something that is cheaper than the highest limit of the Price range, the difference shall not be refundable. However, a customized Price Quote may be provided if the Client has a clear cut and well defined idea about the input material that he/ she wishes to use during the Construction
How we calculate the Covered Area for Payment purposes
  1. The Covered Area shall be measured at the Roof Level on top of each floor from outer to outer edges irrespective of the length of Projections
  2. The Area of Sloping Roofs shall be measured along the slope and not in Plan
  3. If below the Roof Level, all Projections such as Sunshades & Balconies shall not be measured if the projected length is less than or equal to 450 mm. However, in excess of this, they shall be charged @ 50% of the normal Covered Area Rates
  4. The Staircase shall be measured extra in addition to the Covered Area under which it falls
  5. Mumty shall be measured separately in addition to the Covered Area
  6. Car Porches/ Porticos shall be payable @ 50% of their total Covered Area if they are of Cantilever Design and 67% if resting upon Columns
